Tankless water heaters get marketed hard. They're genuinely excellent in the right house. They're also frequently oversold to homes where a $2,200 tank replacement would have been the smarter buy.

Cost comparison

A standard 50-gallon tank replacement runs $1,600-$2,900 installed. A tankless conversion typically runs $4,000-$7,500 because it often requires a larger gas line, new stainless venting, and condensate drainage.

Lifespan and maintenance

Tanks last 8-12 years here. Tankless can run 20 years but requires annual descaling, especially with our water hardness. Skip the descaling and you'll lose that lifespan advantage.

Who should go tankless

Households of four or more with high simultaneous demand, homes where reclaiming the tank's floor space matters, and anyone planning to stay 15+ years.

Who should stick with a tank

One- and two-bath homes with typical usage, anyone replacing on an emergency same-day basis, and homes where the gas supply would need an expensive upgrade.
